An elevated, branded, semi-custom website is both a monetary and time investment and is dependent on several factors. Most clients typically invest $3500 for a semi-custom website with three or fewer properties.
Pricing increases by the number of properties, additional pages of content, any additional services you may wish to add and the amount of design customization you require.
I do have a less extensive “Starter Site” Package that does not include elevated branding and content support. This package begins at $2500 for 3 or fewer properties and is only available when I am not working on other site projects.
Once we meet to discuss your project, we may determine you need additional support services to acheive the desired professional website. These services may include:
Signature Packages include more branding support, more search engine optimization, more content support and more customization and feedback / input from you. With this option we have design meetings to discuss placement of certain elements. You also get more marketing features such as email marketing optin forms, light search engine optimization, a blog post template and more content areas on the things to do page.
The Starter Package takes your current branding and content and places it into one of my pre-designed templates. We work together to choose a template that works for your brand, and I provide you with prompts and ideas for each content area. Once your content is provided to me, it is inserted into the template. This is a great option if you are on a budget, in a hurry and already have branding in place. You get very little feedback during the design process after the template is chosen.
The Signature Package is a full collaborative effort throughout the first half of the process. Before site begins I need input from you to help determine the look and feel of the site. We meet to discuss your brand vision, your goal for the website and to review any important features you need.
The Starter Package requires all of your content, including images, provided to me before the site work will begin. Additonally you will be required to choose a template and to provide either a logo and brand guide or choose from one of three I create for you.

The start date depends on how many sites I have ahead of you. Typically, once a project begins, it takes about 6-8 weeks depending on multiple factors including how quickly you return content and feedback, additional services needed, number of pages and amount of customization needed. I will give you a more accurate timeline during the proposal stage.
The Starter Package usually takes less time to complete once the site has begun, but I take on fewer starter sites during the year than Signature Sites.
I have payment arrangements of 1/2 or 1/3 down, depending on the total cost of the project. Additional arrangements can be made if necessary. The site must be paid in full before site launch or within 12 weeks of project start date.
I think it is best to have your business, marketing and branding strategy aligned before embarking on a web design project. We may be able to work on it all at once, but typically I suggest working on the busienss part of your business before beginning the design.
YES! One of the reasons I started learning how to design websites was because my marketing clients couldn’t figure out how to manage their own site. I use Elementor, a WYSIWYG (what you see is what you get) front end editor and include video training for you to use to make edits. I have many clients who edit their own website.
Unfortunately, unless I designed your website, I do not feel comfortable editing or adding content to another website, even if they use the same systems I do (WordPress and Elementor) and I rarely have time to take on small projects.

This penthouse condo in Kelowna, Canada, was recently remodeled and redesigned as a luxury retreat and needed a brand and website to go along with it. Working with the property manager, we completely redesigned the logo and brand colors from nautical blues and yellows to rich gold and midnight blue. The website was completed in January of 2021.
Five Luxury Homes
Happy in the keys moved from a template Lodgify site to a beautiful, custom-designed vacation rental website with the Owner Rez booking system. The site includes SEO researched and optimized property pages for each of their five luxury rentals, book now CTA’s throughout, a well-written About page, multiple blog posts and an email lead form to a destination guide and a blog. This is the ultimate website package with all the bells and whistles. Within six months of the site completion, Happy In The Keys was on first page of Google for several keyword terms.
Four Mountain Cabins
New to direct booking, Debbie and Art needed a brand name, brand identity and custom designed website and social media for their luxury North Carolina Mountain vacation homes. The site includes an in-depth “things to do” page and multiple blog posts to help drive traffic. Within one week of completion, the site had two direct bookings from organic traffic.
Twenty + Cottages
Cottage Stays is a property management company in Ontario, Canada, with 25 properties. Her old site had multiple limitations in categorizing and page design. The new site has search functionality for different categories of properties according to availability, size and location. Large header image galleries on each page and a different home page for each category. I created a template for any additional properties added later with video instructions so the site can be modified as needed.
We get so many compliments on our website. It’s beautiful and shows off our properties perfectly. Jodi took the design of our glamping tents and created something that shows off their luxury and the outdoor setting. Her advice, marketing assistance and setting up the PMS and other systems in our business was crucial to our success of being 100% book direct in our first year!
