Positioning & Strategy

A vacation rental marketing consultant helps hosts build the strategy behind the bookings: who the property is for, why guests should choose it, and how to communicate that across listings, websites, and marketing. Unlike a property manager or generic agency, I help you build a business you own and control — positioning first, tactics second.

Reviews prove the stay is good; they don’t make guests choose you before they’ve stayed. Most booking problems are positioning problems: the listing and website describe amenities instead of communicating who the property is for and why it’s different. When your message speaks directly to your ideal guest, conversion improves before you spend another dollar on ads.

Yes — and single properties often see the biggest wins. Some of my best client results come from one-property owners who went all-in on positioning and guest experience: one priced at double nearby rates and runs above 85% occupancy. A well-positioned single property can outperform a generic portfolio.

Don’t. Competing on price is a race you can’t win against inexperienced hosts and investment companies. Instead, position your property so it isn’t comparable: define your ideal guest, build the experience and message around them, and become the property they choose on purpose. Guests pay more for a place that feels made for them.

Direct Bookings & Visibility

Yes — but as independence, not ideology. Airbnb and Vrbo are marketing channels, not business partners; the goal is to stop being completely dependent on someone else’s platform, policies, and algorithm. Clients who commit to a direct booking strategy typically see meaningful growth within 6–12 months, and one of mine now runs nearly 100% direct.

AI tools recommend properties they can understand and trust: clear positioning, consistent business information, structured data, and content that answers travelers’ actual questions. Most rentals are invisible to AI search because their websites only say “book now.” Answer engine optimization (AEO) — clear entity signals, schema markup, and citable content — is how you show up.

Yes, and faster than most hosts realize. Travelers now ask ChatGPT and Perplexity to plan trips and shortlist stays, and Airbnb is adding AI-powered search. Hosts who build AI-readable brands now will own that surface while competitors are still invisible. It’s the biggest visibility shift since Google.

Yes — if you train it. Generic prompts produce generic copy, which is why most AI-written listings sound identical. The fix is giving AI your positioning, voice, guest avatars, and stories first, then letting it draft. Positioning before promotion — always. Define your ideal guest, sharpen your message, and fix your website and listings before spending on ads or grinding out social content. Less than you think — if it’s aimed correctly. Most hosts overspend on scattered tactics (ads, tools, subscriptions) and underinvest in strategy, which is why spending more hasn’t produced more. Fix positioning and messaging first; then every marketing dollar works harder.
